How Often Should You Service Your AC in Florida? A Treasure Coast Homeowner's Guide

Here's the short answer. If you live on the Treasure Coast, you need to service your air conditioner at least twice a year. Once in the spring before the brutal summer heat arrives. And once in the fall after your system has run hard for months straight.
Some homeowners think once a year is enough. In most parts of the country, that might be true. But Florida is not most parts of the country. Our AC units run harder and longer than nearly anywhere else in the United States. That means more wear, more strain, and more reasons to stay on top of maintenance.
Why Florida AC Units Need More Frequent Service
Think about it. In Port St Lucie or Stuart, your air conditioner probably runs eight to ten months out of the year. Maybe more. In cooler climates up north, an AC might run three or four months. Our units do triple the work. That adds up fast.
The salt in the air along the coast is another factor people forget about. Salt corrosion attacks outdoor condenser coils. It eats away at metal fins. It shortens the life of electrical connections. Living near the ocean is wonderful. It is also hard on your equipment.
Humidity is the third piece of the puzzle. Florida air is thick with moisture. Your AC has to remove that humidity before it can cool your home effectively. The extra workload means filters clog faster. Coils get dirtier. Drain lines are more likely to back up. Every part of the system works harder here.
What Happens During a Professional AC Service Visit

We inspect and clean the condenser coils. Dirty coils force your compressor to work harder, which drives up your electric bill and shortens the life of the unit. We check refrigerant levels. Signs You Are Already Overdue for Service
Some homeowners wait until something goes wrong. That is an expensive strategy. Here are the warning signs that your AC is crying for help.
Your energy bill jumps for no obvious reason. That usually means your system is working harder to produce the same cooling. You hear strange noises coming from the unit. Rattling, buzzing, or grinding sounds almost never fix themselves. You notice weak airflow from some vents. That could be a blocked duct, a failing blower motor, or frozen coils. The system runs constantly but never quite reaches the temperature you set. That is a classic sign of low refrigerant or dirty coils. You see water pooling around the indoor unit. A clogged drain line is the most likely culprit, and it can cause serious water damage if ignored. Or the system just smells musty when it kicks on. That is mold or mildew growing somewhere inside the unit, and you are breathing that air.

The Real Cost of Skipping Maintenance
I started my HVAC and commercial refrigeration career in 1978. I have seen the pattern repeat itself thousands of times. The homeowner who skips maintenance for three years ends up calling us in July with a dead compressor. The repair costs two thousand dollars or more. Sometimes the whole system needs replacement, which runs five to ten thousand dollars.
Compare that to the cost of regular maintenance. A typical service contract runs a few hundred dollars per year. The math is not complicated. Maintenance pays for itself many times over.
Regular service also extends the life of your equipment. A well-maintained AC unit in Florida should last twelve to fifteen years. A neglected one might die in eight. That is years of replacement costs you can push into the future.
Can You Do Any Maintenance Yourself?
Yes, and you should. The single most important thing any homeowner can do is change the air filter regularly. In Florida, check it every month. If it looks dirty, change it. Do not wait. A dirty filter is the number one cause of preventable AC problems.
Keep the area around your outdoor condenser unit clear. Trim plants and bushes back at least two feet. Remove leaves, grass clippings, and debris. Hose down the outside coils gently with a garden hose once a month during the summer.
Make sure your thermostat is set to a reasonable temperature. Cranking it down to sixty-eight degrees does not cool your home faster. It just makes your system run longer and harder. Seventy-four to seventy-six degrees is comfortable for most people and much easier on your equipment.
Everything else should be handled by a licensed professional. Refrigerant work requires EPA certification. Electrical testing requires training and the right tools. Coil cleaning inside the unit requires knowledge of how the system works. Do not risk your safety or your warranty by trying to DIY the serious stuff.
